Thorough background checks, including credit, leaving a previous residence owing money, evictions, criminal charges, income, and rental history. Fees are covered by application fees

Require all pet owners, including those with ESA certificates, to register their animal(s) through a third-party site

Perform walk-through after move-out to assess if any damages need to be charged against the tenant's deposit

Provide 24/7 access to your property files and reports with a private Owner's Portal

Handle Deposit Itemization in a timely manner to ensure you are in compliance

If it becomes necessary, we will file evictions on your behalf. We can also go to court as your representative

We do ask for $300 in reserves for minor repairs. Any repair that exceeds that amount will require your authorization
If a property becomes vacant, leasing fees are 75% of one month's rent. Of that, we offer 35% to the tenant's agent. This is covered by the first month's rent. The remainder goes to the owner.
All showings require a licensed agent attend. No self-serve showings. This protects your property.
